Rappaport has been selected to provide full-service Landlord Advisory Services for Brookfield Plaza, a 116,000-square-foot retail center in Springfield, Virginia. With the addition of Brookfield Plaza, Rappaport now leases and/or manages more than 16 million square-feet of retail space throughout the Washington, D.C. region.
Brookfield Plaza has been a cornerstone of the Springfield community since its original development in 1960—predating the construction of the I-95/I-495 interchange (completed in 1964) and long before the arrival of the Springfield Interchange project (completed in the early 2000s), the Franconia-Springfield Metro station (1997), and the explosive growth of nearby retail destinations. At the time of its opening, Springfield was a quiet suburb with fewer than 10,000 residents.
Over the decades, as the area transformed into a major suburban hub with dense commuter traffic, rapid population growth, and a modernized retail corridor, Brookfield Plaza has kept pace—expanding in the 1970s and undergoing a substantial renovation in 2015 (which received an award for beautification from the Springfield Civic Association). Yet, it has preserved key elements of its original charm, most notably its iconic mid-century pylon sign, which remains a visual landmark and enduring symbol of continuity in a constantly evolving community.
Now serving nearly 2 million visitors annually, the center remains a key neighborhood destination. National and local tenants include Nothing Bundt Cakes, Wingstop, Kung Fu Tea, Cycle Gear, Dollar Tree, and The Springfield Postal Service hub, its home since 1960. The plaza is located west of I-95 on Backlick Road, just north of the Springfield-Franconia Parkway, and adjacent to the Springfield CBC Commuter Parking Garage, a 1,000-space, 6-level transit facility.
