During the recent storm, Rappaport’s property management team worked behind the scenes to coordinate snow removal across all of our centers, mobilizing vendors, monitoring conditions, and ensuring walkways, parking lots, and entrances were cleared quickly and safely. It’s a real-world example of why experienced, hands-on property management matters. With a dedicated team in place, challenges are addressed before they disrupt business, allowing tenants to operate confidently and shoppers to enjoy a safe, welcoming environment year-round.

Property Management

Our detail oriented approach to managing the assets results in best in class maintenance programs, tenant relationships, vendor management, and risk mitigation/management. We work closely with our partners and our tenants to ensure all lease requirements are met and compliance is maintained throughout the life of the lease. 

Lease Administration

Once a tenant is signed, our team handles administering the lease from execution to expiration.  Through lease abstraction, critical date tracking, and lease auditing, we are able to provide our clients with the tools necessary to make decisions that will enhance the value of the assets. Our focus on retail allows us to provide detailed reconciliations on even the most complex leases, providing our clients with the maximum revenue permitted by the lease. 

Accounting

From monthly financial reports to annual tax filings, our accounting team provides a robust suite of services as part of our management services. Using our accounting platform, MRI, we provide customized report formats and schedules as part of the reporting requirements to both clients and their lenders. We are able to perform either cash or accrual accounting to meet client expectations. 

Rent Collection

We are able to receive digital payments from tenants, which allows for faster, trackable collection efforts. As part of those efforts, we review and post all tenant payments, calculate and bill additional and percentage rents, and perform account reconciliations to ensure full payment is received on time. 

Tenant Coordination

Our team works to achieve the most efficient onboarding process to commence rent as soon as possible. We thoroughly review and vet Tenant plans and contractors, monitor the progress of their buildouts, track the store opening, and ensure all final lease required documentation is submitted completely. This provides an opportunity to build the tenant relationship from the start to maximize their performance and sales when they open.

Construction Management

Our seasoned construction and development professionals are capable of overseeing projects of all sizes from start to finish through expert strategic planning. Whether the projects are tenant improvements, capital improvements, expansions, renovations, or ground up development, our team is equipped to provide the services from cost estimating and budgeting through ribbon cutting and close out.
