When the ABC Store at Crossroads Place downsized, it left behind a high-profile retail space with strong visibility along Leesburg Pike. Rather than pursuing a quick backfill with a single tenant, Rappaport’s leasing team– led by Executive Directors of Brokerage Melissa Webb and Mike Howard– identified an opportunity to rethink the space. By demising the former store into two smaller storefronts, the team was able to align the footprint with current market demand—particularly the growing appetite for quick-service restaurants in dense suburban corridors.

This approach led to new leases with two nationally recognized food tenants: Dave’s Hot Chicken and Charley’s Cheesesteaks and Wings. The transformation of the space resulted in a significant upside for ownership, delivering a 50% increase in rent over the previous lease. The successful split also brought high-traffic, experience-driven uses to the property, reinforcing its role as a key dining destination.

At the same time, Fortunoff Backyard Store expressed interest in the former ABC space. However, Rappaport’s team recognized a better opportunity within the center: an 18,000-square-foot vacancy that had remained dormant since the pandemic. By highlighting the larger space’s prominent frontage, storage capacity, and visibility, the team persuaded Fortunoff to expand their footprint. With no direct competitors in the market and a strong brand presence, Fortunoff proved to be an ideal tenant for the large space, further enhancing the tenant mix at Crossroads Place and bringing long-vacant space back to life.
