The Square in downtown Rockville, Maryland, has long played an important role as a community hub. With local residents valuing both a vibrant town center and strong support for small businesses, Rappaport was enlisted to enhance The Square’s unique downtown character through strategic leasing.

Led by Rappaport Executive Director of Brokerage Mike Howard and Senior Director of Brokerage Thomas Bolen III, Rappaport aimed to attract an anchor tenant that could consistently drive foot traffic, as well as a variety of restaurants that reflected community values.

To meet these goals, the team first secured Trader Joe’s, a beloved national brand, as the new anchor tenant. This addition not only met local demand for high-quality groceries but also provided a reliable draw for visitors. Equally important, the team prioritized signing leases with local and independent businesses—such as Fork & Kitchen, Dirty Dough, Kusshi Sushi, and Little Miner Taco—ensuring The Square’s tenant mix offered diverse dining options and strengthened the sense of community.

In total, Rappaport’s team signed seven new restaurants over fourteen months.

Together, these efforts have restored The Square as a buzzy, welcoming hub where both locals and visitors can enjoy shopping, dining, and gathering—successfully balancing commercial vibrancy with Rockville’s community spirit.
