Rappaport has served as the landlord advisor for Festival at Riva in Annapolis, Maryland, since 2010, leading a comprehensive transformation of the 300,963-square-foot shopping center into a thriving, high-performing retail destination. Leveraging its full suite of services—including landlord advisory, property management, and construction management—Rappaport guided a $13 million redevelopment in 2016 that significantly elevated both the function and aesthetic of the center. This large-scale renovation included the installation of new exterior facades, roofing, and a modern aluminum louver system, along with critical structural steel repairs and water damage rehabilitation. New pedestrian walkways, circulation pathways, and micro parks were added to enhance customer experience and traffic flow, while custom LED signage and façade lighting created a vibrant and contemporary atmosphere.

Throughout the renovation, all tenants remained open and operational thanks to a carefully phased construction plan and detailed safety strategy. During this period, Rappaport quickly leased available space and maintained occupancy of the center at near 100%. Strategic tenant recruitment brought national retailers like T.J.Maxx to the center, while Rappaport also secured a long-term lease extension with Giant Food, ensuring lasting anchor stability. In the years following the renovation, Festival at Riva has continued to grow, attracting popular brands such as Chopt, First Watch, J.Crew Factory Store, Blue Sunday Bar and Grille, and New Balance.

Today, Festival at Riva stands as one of the region’s premier shopping destinations, offering broad market appeal and a well-curated mix of retail, dining, and community-focused experiences—underscoring the long-term impact of Rappaport’s integrated approach to retail real estate.
