Loudoun Crossroads Shopping Center in Loudoun County has flourished as a result of strategic leasing, thoughtful planning, and targeted development. Originally an industrial-zoned 12-acre parcel in a high-growth corridor, the property’s potential was limited until Rappaport partnered with the client to envision a dynamic retail area. Situated at the signalized intersection of Route 50 (John Mosby Highway) and Pleasant Valley Road, the site benefits from exceptional visibility and accessibility. Recognizing the area’s strong demographics and retail demand, Rappaport’s team, led by Executive Director of Brokerage Chris Pamboukian, guided the transformation of the land into a thriving community shopping center.
Working closely with the client, Rappaport led a successful rezoning effort to convert the property’s industrial designation to retail use, paving the way for a broader mix of tenants. This entailed detailed coordination to ensure the project met zoning, infrastructure, and access requirements. The team’s collaborative approach created a clear path for development, enabling the shopping center to expand and attract quality tenants.
As part of the center’s expansion, Rappaport facilitated the development of three new pad sites, adding 2.5 acres to create a total of 6 acres of prime retail space. Leveraging its tenant relationships, Rappaport secured ground leases with nationally recognized brands including Wawa, Silver Diner, and Popeyes. The Silver Diner is now complete and open for business, while Wawa celebrated its grand opening just last weekend, marking two major milestones for the project. These new additions enhance the tenant mix, increase daily traffic, and solidify Loudoun Crossroads as a strong retail center in one of the region’s most vibrant growth corridors.
Looking ahead, Rappaport and the client are advancing plans for additional multi-tenant retail buildings to further diversify the center’s offerings and serve growing community demand. In parallel, the team is leading a new rezoning initiative for recently acquired adjacent land, which will expand the project’s footprint and support future phases of development.
