Brokers: highly elusive, constantly in and out of the office.  The work never seems to end, in a perpetual grind to secure deals, optimize a neighborhood’s restaurant and retail selection and ultimately shape a market through their planning and perseverance.  We tracked down Rappaport’s Leasing Representative, Zach Elcano, to bring to light the considerable undertaking that is a broker’s schedule.  Zach itemized one of his typical work days from start to finish.  Here is what we found:

6AM: Start the day off with a workout at 24-Hour Fitness at Tysons West

8: Head to the office to catch up on retail and commercial real estate news, both D.C. Metro and other American cities to see which concepts are making headlines elsewhere

8:30: Draft LOIs, create a to-do list for the day of tasks based on importance and generate a target list for prospecting to several Rappaport-represented properties

10: Meeting with the Development team and leasing agents to update the pro forma for Avec on H and determine the delivery dates for retail spaces

11: Call with the Dillingham Square landlord, following up on any updates or adjustments to the leasing strategy for the community shopping center in Lake Ridge, Virginia

12PM: Lunch downtown on H Street

1:30: Tour at Avec on H with a prospective restauranteur interested in the remaining retail space

2: WeWork to catch up on emails and finalize more LOIs

3: 400 H Street NE tour with a prospective restaurant tenant

4: 601 New Jersey Avenue NW tour to finalize an LOI with the tenant and senior brokers present

5-8: Conduct market research by scoping out the nightlife and restaurant scene downtown in neighborhoods such as Shaw and the H Street Corridor
